Steps To Follow After Evicting A Tenant

Once the eviction is finished, are steps that every landlord should follow that will enable them to move past the eviction quickly and efficiently.

Step #1 – Change The Locks On Your Rental Property

The absolute first thing that you must do after evicting a tenant is to change the locks because you don’t want to live an open door for your former tenant to come back and damage your property.

Ideally, you should change the locks no later than 24-48 hours after an eviction because this will also help to give you confidence in knowing that your rental property is protected.

Step #2 – Document Any Damage That’s Been Done To The Rental Property

This step is also essential because some tenants might damage your property when they are moving out so you want to do your part to verify that everything is still in good working condition for your next tenant.

Step #3 – Repair Damage

Step #4 – Clean The Property

After repairing those damages, the next thing that you need to do is clean your Atlanta rental property thoroughly.

Step #5 – Review Your Tenant Screening Procedures

Last of all, but most important, before renting to your next tenant, take the time to review your screening procedures to see if you may have skipped a step with your last tenant that led to you renting to the wrong person.

For example, some landlords may choose to skip the tenant background, rental, or employment check in favor of renting to someone immediately and filling a vacancy. Sadly, what landlords who skip these steps don’t think about is that renting to the wrong person ultimately makes owning rental properties more difficult, especially if that tenant results in eviction.
